Every June, I have the same conversation with lab owners across Miami-Dade. The plywood goes up, the fuel tanks get topped off, and then someone asks the question that really matters: what happens to our controlled environment if the power stays out for five days? That question sits at the center of Miami cleanroom hurricane insurance, and it deserves a better answer than "we'll find out."

Cleanroom testing labs are not typical commercial tenants. Your exposure isn't just the roof and the windows — it's the air handler, the differential pressure, and the chain of custody on every sample in cold storage.

Three failure points come up again and again in named-storm debriefs:

  • Generator gaps. Backup power may carry lights and servers but not the full HVAC load a classified space requires. Runtime, fuel resupply, and transfer-switch testing all matter.
  • HVAC and filtration loss. When positive pressure drops, particulate counts climb. Requalification after an outage is time and money, and it's worth knowing how your policy language treats that work.
  • Sample and product integrity. Temperature excursions can compromise materials long before anyone can safely reach the building. Documentation of the excursion is often as important as the loss itself.

Each of these is an operational problem first and an insurance question second. The two are easier to untangle before a storm is named.

Local Preparedness and the Coverage Questions It Raises

Miami-Dade County Emergency Management publishes county emergency preparedness resources for residents and businesses ahead of and during tropical weather. Lab operators I work with use those resources to build their shutdown and re-entry sequence — who secures samples, who logs conditions, when staff stop working.

Once that sequence exists, the insurance review gets much more productive.
